Full Property Management Option
Our management service is designed to give peace of mind to landlords and deal with all issues associated with your rental properties. The key elements to this service are: All of the fundamentals set out in the

Rent Collection
Rent is paid in advance directly to the Oates Breheny Group rental account or to our offices. Invoices for maintenance work are deducted and the balance of rent is lodged into the landlord’s account. A statement of account is sent by post along with invoices for any repair work on a monthly basis.
Maintenance
As agents for your property OBG Rental Division will look after all maintenance issues. We will be responsible for making practical decisions regarding the upkeep of your property but for any major repairs you will be contacted prior to commencement of any work. OBG Rental Division work with a team of fully qualified maintenance personnel to handle any situation that arises which allows us to keep strict control on safety, costs and quality of workmanship.
Property Inspections
As part of our service, all managed properties are subject to regular inspections.
Act as Liaison between tenant and landlord.
With our management option there is no Landlord / Tenant communication. All issues between Tenant and Landlord will be dealt with directly through our office.
End of Tenancy
Prior to an expiration of tenancy, OBG Rental Division contact your tenants to ascertain whether they will renew their lease agreement or intend to vacate the property. Should the tenants wish to vacate, we will re-let the property and undertake a thorough inspection on the day the tenants hand over keys to ensure it is left as near as possible to its original condition. Any costs for repairs, replacements or cleaning will be deducted from the deposit held. Our Management Team can cater for individual properties and developments of all types and sizes. Whether it is a new or existing development, residential or commercial, OBG Rental Division are equipped to handle any situation effectively and efficiently.
